Use MAO formula with a tweak as a baseline. 

I have found that a good agent can save you some money just by tweaking the same policy!

Hi @Aaron Araujo,I actually used someone's rental agreement they shared on here and then tweaked the heck out of it to adapt to my preferences and type of home,etc.

All I do is tweak the Down Payment %.One thing to note, in Cell L10 I calculate the Taxable Income.

Also, since you have this window of time where there's no immediate guest demand, it's a great opportunity for handling any repairs or updates you may want to do, making sure your photos are great, tweaking your listings, etc. without the pressure of an immediate guest arrival.  

We wasted months on things that were ultimately going to be tweaked/changed or gutted once we had actual tenants reading the documents.Point being, don't wait for things to be "just right" in order to jump in.

I can work with that and tweak into my needs.

Xencall was really bad about this before I switched a few years back.There are so many tweaks you can do but each change will only optimize your campaign by 1% to 5%.

They are usually tweaked or added to, but it's a good start.
