This isn't surprising. 

You don't want any surprises at the closing table that could cause your seller or end buyer to walk at the last minute.3.

I've had a fair number of buyers recently shopping for midterm rentals in Denver and Colorado Springs, and I was surprised to see how many associations have a 6-month minimum rental period, which cuts out a big portion of your medium-term rental tenant pool.

@Trevor ToftPlease don't base this decision on a Zestimate it's very surprising the value only increased around 26% (2020-2024), I do not know your market but do your homework and contact an agent and ideally an appraiser you trust to get a real valuation.  

Having said that, it's not all that surprising to hear this.

@Jack Saunders It would be VERY surprising to see a private or hard money loan for LESS than a conventional loan.

I'm relieved, but surprised Hobbs hasn't pushed on the "giving restriction choices back to local municipalities", as that was a big part of her campaign platform.

You'll be surprised by how much more you're maybe missing.
