What brought my rents down there for a couple years is there was a ton of new developments in the area (yes development can negatively affect your property) and with the increased housing supply and new apartment buildings that went up, it pushed my renta down in that area.

You want to look for similar options and see what they charge.If they are charging $1100-$1300 and have no vacancy you're in good shape, otherwise move on to another idea.So, to summarize a bit, this strategy works really well in areas where small apartments are in short supply and fairly high rents.

It's all about supply and demand and how much the seller values what the buyer's agent brings to the table.In the event where the company found you, engaged with you, then at the last minute you wanted to being in your own agent it's doubtful they would value what the agent is bringing to the table very much as they have for the most part already procured the sale.
