Unfortunately, if you don't have the resources, its not very possible.here is my sort of "truth vs. reality:" I think we'd agree that its true if you were a professional athletes you make lots of money (male more so than females, but that's not the point).

These are usually small things, like a slow leaky toilet, some loose handles in the kitchen, maybe the shower diverter isn't working well (we have very hard water here so its common).While this is rather/sort of embarrassing, I THINK bBy getting them fixed quickly it actually shows that I a landlord that intends to maintain my properties and provide at least a decent place for my tenants to live.To save a bit of money, I change out the locksets on the door myself.

@Ryan Healy - Since this is your first property, I highly recommend you start with some sort of house hack or relatively turn key multifamily (cosmetic upgrades, maybe 1 capex item) buy and hold and not start with a BRRRR.

Giovanni, I do it very similar to Scott, although all mine are posted as cash offers, although I have a very close relationship with my HML, and he always takes care of my proof of funds, and I honestly have never had an issue with this or ever been questioned, and I have done purchases from all sorts of sources including Fannie.
