Do you need to be a licensed real estate agent (likely) and do you need to have a management license of some sort. 

As buildings of this sort become common, what will happen to the demand for traditionally-constructed housing?

I completely disagree with the advice given repeatedly above that you should have any sort of dialogue or explanation for a rent increase.

Unfortunately, if you don't have the resources, its not very possible.here is my sort of "truth vs. reality:"  I think we'd agree that its true if you were a professional athletes you make lots of money (male more so than females, but that's not the point). 

These are usually small things, like a slow leaky toilet, some loose handles in the kitchen, maybe the shower diverter isn't working well (we have very hard water here so its common).While this is rather/sort of embarrassing, I THINK bBy getting them fixed quickly it actually shows that I a landlord that intends to maintain my properties and provide at least a decent place for my tenants to live.To save a bit of money, I change out the locksets on the door myself. 

@Ryan Healy - Since this is your first property, I highly recommend you start with some sort of house hack or relatively turn key multifamily (cosmetic upgrades, maybe 1 capex item) buy and hold and not start with a BRRRR.

Listing quality - Sort of goes with the first point, but making sure the space is maximized. 

Giovanni, I do it very similar to Scott, although all mine are posted as cash offers, although I have a very close relationship with my HML, and he always takes care of my proof of funds, and I honestly have never had an issue with this or ever been questioned, and I have done purchases from all sorts of sources including Fannie.

Hi Joe, If you have access to your excellent review history, but it's not posted, you could create some sort of repository (landing page, etc.) and link it to your current listing (based on what the website allows).
