I seen my friends deal come apart because he wrote the contract that buyer would pay all closing cost and his investor was not ok with that he wanted the seller to put up at leasr $1,000 the seller did not agree and the deal fell through.All the paper work should go through a good investor friendly title company a good title company will allow you to have a smooth transaction.

When proceeds from settlement go to you or originate from settlement you might attend to ensure things go smoothly.....as if your funds do originate out of settlement you have a more complex transaction, so being there is a good idea if anything needs to be addressed from your standpoint.

It's why I'm always willing to come down a few bucks from my price if the person asks... coming down a little almost always secures a smooth transaction because of that give and take, its the same trick as establishing obligation by offering food or drink and them accepting.

I buy houses that I believe I have instant equity in as well however I also feel that a home sold, especially on the open market is sold pretty much at market value as it would have sold to someone else if the property is visible to many.I hope everything goes smoothly for you, I look forward to updates on the progress :)
