I was looking for a spreadsheet that you enter the numbers for one property, and it would output the possibilities for the different scenarios, e.g. buy/rent, flip, wholesale, etc.I'm thinking that a property may not fit the criteria of one kind of investment, it could reveal another...not sure I'm clear here.Greg

We were very close last week to make it happen but home inspection revealed severe foundation issue ($20k more than expected) so we couldn't move forward but there are tons of other deals around!

The property had squatters which set me back half a month and now the bank is refusing to pay 6% or even 3% closing because it has now been revealed that the property is a reverse mortgage foreclosure, which was not disclosed in the beginning of the transaction.
