There aren't.Depends on credit of tenant, strength of borrower, primary years guaranteed left on the lease, strength of location for median income, number of houses, population levels in 5 mile radius, area political philosophies, level of crime.About 20 years in the NNN space as a principal broker and investor.Right now about the best rate is mid 5's with 25 year amortization for investment grade credit tenant and strong location with about 40% down.Lots of my clients are waiting for 1031 money volume to reduce over next few months and interest rates to stabilize.

This is totally the wrong philosophy since major plumbing, roofing and other repairs set the investors way back, but the real serious problem is the increased costs and inflation make it so that landlords barely survive and never get rich.The big money is earned through appreciation.

Those that despise turnkey will fail to listen in the differences of a Turnkey company selling on #'s and Turnkey outfits that are well organized, in house crews that work for cheap instead of outsourcing to Contractors who will mark up jobs on average 40%,  have excellent management and have a unique philosophy that does not include setting up properties for failure through sub part rehabs.

A unit I just bought, that was apparently their philosophy; a bathroom floor with obvious soft spots and rot was never replaced, just put another layer of flooring on top of it, no on will know the difference.
