From leaving my home friends and family I met some really good people and I hoped to share that experience and learn more about realestate in the process How did you find this deal and how did you negotiate it?

Many people I speak with initially gravitate towards the "cheaper" areas because "numbers are better." 

Several have zoning restrictions saying no more than 3 unrelated people can live in a property. 

Do you like people and handling renters and toilets? 

A lot of people negatively arbitrage their 30-year mortgage, after taxes, if they keep money in a high yield savings account instead of prepaying their mortgage, because the savings account pays 4.25%, and their mortgage rate is 3.75%.

Starting the pre-approval process and it's been easy so far, but I do like to hear from people who have used a company before.

kept using people who don't do real estate to do my taxes, and also they had horrible communication skills, I don't trust people who only see u as money.

Most of that is not really worth much to most people. 

I placed them within dated folders so people don't have to search for what date the appraisals where done.

Returns are great if you get a good area and build a solid team but thats going to take some leg work in picking the right people that see's your vision.
