(Not official advice of course, just as an outlet for financial service… which is where I would question if I needed a certain license for)

As this was my first official offer/acceptance I have ever done, I relied to heavily on my agent.

OR- we can WAIT and sell it to them in January, AFTER we've officially moved to AZ.

On the other hand, I have worked with others that were considerate to the officials and got off with just a slap on the wrist.

Not sure this is the correct category - but i received a letter from a “Consumer Law Attorney” letting me know that “according to court records a foreclosure had officially been filed against you (me)” and that they were sending me a letter to help me.However i’ve never received such letter from any court and never even been late on any payments.

I have searched through the city forums and have talked to the city hall officials; I'm finding it difficult to obtain an answer.

Can you muster up the bare empathy to see things the way the tenant probably would and the taste this would leave in any elected official's mouth if they had to adjudicate a petty, grasping, little dispute like this?

These people are not official lending businesses but may rather be a friend or colleague who has some cash they're looking to invest.

Obviously both these scenarios present two totally different outcomes so I'm just trying to officially figure out what it is so my brain doesn't explode.

That is my official advice for making these sorts of deals with tenants.
