Just from a fix & flip it looks great but have you considered a 1031 exchange to avoid the capital gains?

Has anyone else had success in gaining more equity out of their newcon deals using IRC stick frame Modular?

I decided at the beginning I only wanted to rent to people who were gainfully employed (or students that had gainfully employed parents), had no criminal record, decent credit scores, no charge offs or bankruptcies, steady & stable job history, and the like.

It takes time - especially with a new site to gain Google's trust and rise in the rankings. 

This led to non-residents/non-guests gaining access to the building which in turn led to tenant complaints and unfortunately may lead to a tenant(s) eventually leaving the property.

All told, I was able to gain over $50k from different closings/refinances/HELOCs, and still made over $100k at selling...all tax free (primary residence).

This caused it to get less traction as other homes at the same size.

@Al Flackey Are you looking to add booking.com because you're not getting a lot of traction on Airbnb or Vrbo?
