Just starting out I encourage you to spend some time figuring out your WHY.

Not trying to get into any debates about their position in the industry but its encouraging seeing your successes managing the process on your own.

@Lisa Stewart I consider wholesaling to be the best way to get a handle on your local real estate market while you get to know the investors operating in the area.To that end, I would encourage you to get on the list of other wholesalers in your chosen market and begin dissecting their offerings to hone your deal analysis skills.

My mom is a lender in the same town, and she encouraged me to do this for multiple reasons.

Most Cities don't encourage them, so zoning would be an issue.Imagine having 50 lots to fill?

And at the core of all this, be encouraged if you are going down the path of real estate, or if you haven’t bought your first property, jump on in!

It's not like a car radiator, where some of the coolant can evaporate out over time.The Trane system I had installed at my residence was really slick - the installer put a specified amount of Freon in it by hand, plugged an electric valve on his Freon bottle into the outside A/C unit, and pushed a "fill yourself up" button on the outside A/C unit. 

It is in an area that zoning works out (currently mixed use commercial + primary residence SFH) and is 'up and coming' by encouraging density.
