2008 was a housing bubble induced recession, so yes the housing prices collapsed (biggest drop since the Great Depression of 1930s).

I was pretty bummed.

As your looking for input, I would hang the mirrors, get rid of those chairs, stage some of the rooms, turn down some of the lights and reduce the price and think about "Sellers Assist" as a further inducement.

@Adam Haman The stress of the job is somewhat self-induced.  

I was kinda bummed that we ended up with a 1 bedroom.

I absolutely applaud having no debt and avoiding use of credit, but I've had buyers who were ready to purchase get really bummed when they couldn't get a loan due to lack of credit history.  

So bummed that I missed the meet up.
