Hello, we are researching landlord insurance for our first rental properties on the FL Space Coast.

It would be hard to find something in the DSCR space for that, but feel free to reach out.

My house has a basement with one bedroom, a bathroom (without a shower), and a good-sized laundry/office space between the bedroom and living room.

There was a guy on BP who tried to get one going down by Colorado Springs awhile ago called Bonsai Village and got as far as buying the land, but could never get permission due to NIMBY neighbors  and it got stalled in legal red tape until the  land eventually ended up being foreclosed on and turned into open space.

I liked him and what he was offering (and being in the coaching space myself, I’m not at all bothered that he was selling something) but I’d never heard of him before, so I wanted to do a bit more digging before signing up.I am curious if anyone in the BP community  has had experience specifically with him, his courses or coaching program and would mind sharing their thoughts.

They can help you see where you missed the mark and that will help you screen deals to find the right ones.It sounds like you have skills that can work to support a JV deal. 

The hired leak detection company states there is no leak, the roof has been replaced as a result, and the crawl space has also been encapsulated.

You cannot have your cake and eat it too.My suggestion for passive investors is to play it safe, get low risk B investments, take good care of your properties and play the long game.If you are an active investor who can buy or rehab residential, or you are comfortable going into industrial or retail space, those can be great investments.
