So, looking at the flips I take on, with anticipated profits in the $70k+ range, the setup costs alone are eating nearly 20% of your potential profits, and that is before any real splits with your investors, leaving both your investors and you with not a lot of money left to spread around.A fund could work, but typically, for the economics of a syndication/fund structure to work, you are looking at several million of equity, leveraged up to high single millions, if not into $10+ million range for their to be enough money to make it worth everyone's efforts.

Best use of this "extra" money has seemed to be for paying down payment of 3 additional homes per year at the 70-90k price range. (15-20k deposit each, 5-15k repairs each, additional cashflow avg 320/mth each).

In the end it took 100k off my tax basis which is still a large increase but I can afford it without having to sell and it gives me a huge equity boost so my quarter million dollar house is now a half million dollar house but it being taxed at 400k which was bound to happen sooner or later.thanks everyone for the help!

But if you can get to the $70k-$90k range on a SFH (my bread and butter right now) you can generally get a conventional loan on that.You likely need to pay cash upfront though for the better deals.
