If you are able to come to an agreement with a realtor/investor, you still need to be aware of the legislation/bylaws your city has in place, and more importantly, how rigorously they're enforced.  

If we understood the implications of these tax proposals, we'd be more apt to get involved politically by contacting our legislators and expressing our interests. 

It sounds like at least one council member is hoping to legislate first right of refusal first to renters and secondly to the city.

And you know what is interesting about those Black Hills hotel prices is that the hotel groups in Rapid City are pushing legislation in Pierre to increase the "Business Improvement District" tax so that the city can build more parks.

It takes larger DBs as we have very restrictive investment criteria but still doable.It is particularly difficult in Ontario with our extremely pro tenant legislation. 

Basically, the legislation use to say a "mortgage loan" (for purpose of needing license) was if you were lending on a residential property that was going to be used as a dwelling of the borrower.
