If you are able to come to an agreement with a realtor/investor, you still need to be aware of the legislation/bylaws your city has in place, and more importantly, how rigorously they're enforced.

Basically, the legislation use to say a "mortgage loan" (for purpose of needing license) was if you were lending on a residential property that was going to be used as a dwelling of the borrower.
