Hey @Nevin Wilkie. have you looked on the city or county's tax records to find the mailing address for the owner when it's different than the address of the property you want to buy?

The agent will get paid if you buy the house, but your question to the seller is:"How can I help you?

It is exciting to think about having a big stack of cash to invest in something, but what if that something doesn't advance you the way your property does since it grows in value AND provides income.Maybe the $800/mo cash flow can be your seed money for stock you want to buy...? 

Not realizing I was only getting a few hundred a month from it and from a cash-on-cash perspective I'd have been better off buying TBills with the click of a button instead of all the hard work, stress, time, and planning I put into it.

I was just looking to turbo charge that a bit because as we know property values have gone up and buy and hold in a SDIRA just moves to slow even if you can max your SEP. 

But consumers all are on the site for free where real estate agents are constantly hawked to buy leads or participate in what is now a 35-40% referral business for unvetted leads who think they are contacting the listing agent.Their business model has always been flawed.

It seems like there are so many limitations to buying real estate with self-directed IRAs.
