This is one of the biggest mistakes I see whether residential or commercial.Buyers go cheap on the inspections and get pounded later on with wiped out cash flow.Any property I want to know the vintage of when it was built.

Kind of penny wise pound foolish.

I would pound the pavement and meet folks doing what you're interested in.

Don't be penny wise and pound foolish and do the rehab right the first time.

But I will continue to pound the phones and pavement.

They're going to pound the ground wherever they're told to.

Pound the pavement, (yes, don't just look for the ones on the MLS) and you'll find sellers that simply don't give a **** about any the above.

I am going to grant you that 3.3 million pounds will build 50 low flats.  

This can be argued both ways and both ways are valid- but pound for pound you are going to make more money in a D+ neighborhood than a C+ neighborhood. 

Each tree grows huge, supplies about 400 pounds of nuts each year, great animal food, makes great lumber.
