Many investors will accept lower yields for a share of a well maintained property, in appreciating areas, or if they can participate as limited partners and risk only their initial investment. 

Charles, IL MeetUps and Facebook groups and have not found the right place to seriously consider participating for investing purposes. 

BP is a great place to network and the best way to do that is to participate and learn.

Debating this in the abstract on a message board is entertaining, but not very fruitful past most of what has already been hashed out hundreds of times on BP.Regarding the post above about active control producing above average returns I would challenge how the studies accounted for the time requirements active participation carries with it.  

And it is nice to be participating.

They choose to participate in a program with special diet meals, and it may work well while they are eating those restrictive meals, but unless they consciously change their eating habits they are mostly likely going to gain weight again.

And of course, these platforms are focused on issuing loans solely for the purposes of real estate investing - rehab, refi, bridge, mezzanine, equity participation and even REO crowdfunding.
