You basically need a plan, then craft the LLC operating agreement around it. 

I'd suggest talking to a Realtor in the area who will be able to craft a strategy to maximize price (if that's your goal.)

Another option could be to leverage any hobbies or skills you have, like photography, tutoring, or crafts, to create a small business.Savings vs.

This is where I see there're two different mindsets, first is those that's doing this from long term entrepreneurship perspective so you are carefully crafted this financial transaction with your own money, doesn't involve public money, with the purpose of long term gain.
