I've one many subject to deals and I've purchased many of Foreclosures...but I have not done many probate.Here's the skinny:Last payment was made Oct 1st 2014...owner died October 19th 2014, the ladies mother put the house up for sale and got a contract on it....then someone stepped in and told her that the her grandson is the actual heir to the property and that it needed to go through the probate process first before it could be sold.

I spent about 30 years defending homeowners, business people, real estate developers, contractors, law enforcement individuals, and others, in lawsuits brought here in the wilds of California, and have to agree with his cautions--and not just here.  

I do not like wild swings in occupancy levels in this type of property.

Bob, you keep posting about SF....but you fail to mention anything about the rent controls that are wildly prevalent there.

I got a call from a young lady who is thirsty for tutelage and wholesaling wisdom.

She told me that she bought the land from a lady and the lady's sister owned the title company where they closed the deal (red flag- remember to never do this - also shows how title ins isn't as great as people think).
