I appreciate your explanation on the management - Didn't know that PM companies can supply on-site managers - I guess that means I provide some kind of work space where they come to work each day, yes?  

Supply has gone from less than a month to 3 month, trending toward that buyers market.

You have to wait until Tuesday for parts because the supply house doesn’t have those parts on a shelf yet and have to overnight them.

While there may be a chance of something under the patio, I’d figure it’s highly unlikely if there are no remnants of supply lines or fill pipes.

I believe your supply of cash for good deals is unlimited.

Rising market indicators are properties increasing in value, days on the market are shortening, multiple offer situations, and/or a tightening supply of houses.

On projects, where the GC is supplying the material/labor and carrying the cost the incentive is to get the work done ASAP in order to sell and recoup the investment.
