However, the BRRRR strategy (buy, rehab, rent, refinance, repeat) makes sense for a lot of investors, as value can be created through forced appreciation (renovations) and capital recycled through cash-out refinances.

Also, how would you delegate which tenant is responsible for bringing the trash, recycling, and/or green waste out before Trash Day, and bringing them back in the day of Trash Day?

For example, I purchase MFH 2-4 units, then have a PM deal with it, cash flow recycle to get others, leverage those properties and refinance to get others and then invest in notes with self directed 401k for another passive bucket set up by @Brian Eastman @jay @Jay Hinrichs and myself both invest, just with different strategies and from different backgrounds.

It looks like CT has an asphalt roof shingle recycling program, but they probably don't want asbestos shingles getting mixed into that.

As mentioned before, residential assets have the water and scavenger provided by the city, but commercial has to outsource their scavenger and recycling.

Question -- as soon as your rehabs are finished, do you refi and pull your money out to recycle for your next deals?
