I agree with rents, especially with the increase of developments pushing "non-luxury" unit prices down.

Basically you can't (or rather the lenders won't) do a cash-out refinance before the seasoning period (6 months typically; I've heard some are pushing 12 months now).

But, I’m struggling to land a deal, mostly because most deals are pushing thresholds on all metrics (e.g. 1%rule, CapRate >7%, DSCR =>1.25, etc.).
