I know most people are going to tell me not to bother, which is fine, but that's not really my question.  

I never understood why people would have a flip, boost the value by tens of thousands of dollars, then sell it as opposed to keeping the equity and putting a tenant in there. 

Be sure to pay attention to anticipated ARV and max LTV on the refinance, as well as seasoning requirements - this is where I usually see people run into problems.

Basically you can't have the yard be higher than 6 inches below the window sill (otherwise it would v difficult for people to exit out of this window in case of an emergency). 

What's really interesting is to see some of them being redeveloped into housing for seniors.Also shopping patterns have changed with work flexibility, so many of these malls don't need as big of parking lots that they once did when people could only shop after work or on weekends.

Many people I speak with initially gravitate towards the "cheaper" areas because "numbers are better." 

Several have zoning restrictions saying no more than 3 unrelated people can live in a property. 

A lot of people negatively arbitrage their 30-year mortgage, after taxes, if they keep money in a high yield savings account instead of prepaying their mortgage, because the savings account pays 4.25%, and their mortgage rate is 3.75%.
