To get a rough estimate you can use something like rentometer.com to see if there is indeed any rental properties near by.

It's prefect if you can find an opportunity to see open houses nearby or even "pretend" to be a prospective tenant for another landlord just to see your competition.  

For a small park your only home is private money or a community bank that is nearby and knows the area.  

To determine the market resale value, utilize Craigslist, Land Watch, Land and Farm, EBay, Zillow, and/or any other other online resource to collect comps for vacant properties of similar size in nearby areas.

I have not run analysis on apt properties in Dallas but I have done a boatload of them recently in nearby Austin and San Antonio markets.  

But for sure Ralph, I need current rent and the inspector who has a few duplexes near by said the units absolutely could attract higher rates.  

I will also be managing the property myself and live nearby so that should cut down the cost to manage the unit.
