Learn the skills, do the work, and grind out deals as cost effective as I can before starting to invest money in ad campaigns. 

Last night one of the other tenants call me at 4 in the morning that they were making excessive noise and they broke a window.

My manager wants to evict residents on the grounds that we just gave them their third notice for lease violations - noise complaints, disturbing peace, trash in yard.My concern is that I have no police calls and no statements from neighbors backing up the violations.

OR get out and grind, learn, grind, grow, grind, fail, grind, success....... 

Even outside quiet hours, you can't stop someone from making some noise.

They did have some things they would like to see done to lower the noise a bit but I felt it was easy to do.

Considering all applicants meet your minimum criteria, think about which tenant is most likely to pay rent on time, take care of the property, keep the place clean, not cause a noise disturbance, and not bring drama to the property.

Too much loud noise and too often, though this has become a lot better since I've had multiple discussions with them and posted a Cease or Quit notice. 

I normally use carpet on the stairs in rental properties as it is a lot cheaper to install and absorbs a lot more noise in hallways, etc.

thanks all for your input.I guess I knew all along the responses I was going to get. i'll keep my nose to the grinding wheel and pay off the debt and get started at the beginning of 2018.as for the car loan, I'm stuck with it. my wife refuses to get a used 5yr old car that is in good conditions. she throws the safety and repairs arguments at me. the kicker is that i am a mechanic. lolthanks to all that replied. really do appreciate the advice.
