I’m definitely not saying you shouldn’t go that route, I’d just encourage you to be very honest with yourself about what you want to achieve.

If they want it to look pretty, I would encourage them to purchase a throw rug.

That being said, I'd encourage you to shoot for a higher ARV so you can get more than what you put in to the property back out via the refinancing.
