I think terazzo would look better but worried about the durability of it with tennants

The finishes might not be durable enough to handle rentals, etc. 

There must be a catch because I’ve read they are cheaper to build, more durable and allow for wide open spans inside, so why isn’t everyone building them??

As for durability, LVP seems very good to me.

Depending on what type of property this is, and the actual value of the furnishings, you may want to either apply a more durable finish to some pieces, or replace them altogether with more tenant friendly qualities.

If used, I would seal with epoxy for durability. 

I'm a big researcher and I've read every review on Amazon, Home Depot and Lowes for an array of shower heads and there doesn't seem to be a solid winner in terms of durability.

Typically, the higher the gloss, the easier it can be to clean, but a lower sheen can be more durable.
