I have recently purchased a property that comes with a cute little “Airstream” that was previously being used for STR, and quite successfully so! 

There are several inexpensive templates out there (Graphic River comes to mind) that you can buy and customize.

It was cute, but I bought the same house 3 years ago for $99,000.

Real estate is boring, and not always cute, why should the coaching be?

If you make your ADU a premium unit/super cute, you can attract high quality renters who will stay longer.- Also building cost is only getting higher in the future, so it's better to lock in lower price/property tax now than to wait further.- Overtime, the math will continue to get better as rents go up over time. 

It was a property I walked by all the time and thought, someone should fix that house up, it would be so cute, and then it came up for sale and I jumped on it.

Consider an outside vendor such as a graphic designer or consultant to a business.

I don't have North-side type money but have recently become enamored with the Gresham or West Chatham area kind of near that really cute park.
