The best we can hope for is "best guess" and move the pricing up or down as interest is shown or lack thereof.If a realtor says they can sell your house in a week, they are pricing it way too low.

If you were bidding on a property that went to $101,000 and you only had $5,000 on deposit, you would not be able to bid the $101,000 - you would be "out" due to lack of funds.If you won the auction for $100,000 - the $95,000 balance is due the next day, in certified funds, at the court clerk's office.  

We have a newly renovated property in Baltimore that has been empty for a few months because we lack a PM. 

As a real estate agent and seasoned short-term rental (STR) host with over seven years of experience, I've seen the STR market evolve, especially post-2021, where competition is at an all-time high.

There are plenty of property package carriers that are just as competitive and can be purchased through an IA.

Their policy changes including price increases, charging for every little thing as an "add-on", complicated GUI and the lack of fixes of known problems (posted by their "community" on a Facebook Group), and super slow ACH deposits (which take 10+ days!)

And that makes it hard to make a competitive offer.

We even have a package of spaghetti and sauce ready to make just in case the guests need a quick, easy meal if they get in late.I guess the bottom line is that you always need to be improving to stay competitive these days.
