I'm reaching out to people who are dealing with a very specific, anxiety-inducing problem, and I'm addressing this exact issue in my direct mail piece (pointing out the problem, highlighting the consequences of their inaction, and offering them a solution that is simple and easy for them to accept).It helps to know exactly who you're targeting (whatever their issue is), because it allows you to put yourself in their shoes and tailor your mail piece to communicate directly to those issues (rather than writing a generic message that doesn't really speak to their actual problem).

Also plan on having to provide tenant inducements (TI) when you finally get a tenant unless there is high demand (but then it would not be empty!).

However, with the speed in which your tenant turned out to be a bum, I think your problem was that your manager doesn't know how to screen, or else is too lazy to screen.When you screen, you never take the tenant's word for anything.

I am a somewhat newbie BRRR investor.Right now I have 3 properties and I am thinking of 2 more to keep momentum.When I bought those 3 it was with my own cash so cash flow was great (ignoring other aspects).Now I have decided to borrow against those 3 to fund my next 2 properties.With what I have learned I can now easily tell if my properties will cash flow with a mortgage on them.Here is the problem ...I can only get a 15 year fixed at 5% ( long story that I do not want to get into here).With a 15 year fixed the mortgage is higher and attacks my cash flow.When I run the numbers on a prospective property with borrowed money I can barely eek out any cash flow and even worse, some are negative.This really got me bummed out and stunted my enthusiasm :-(But then I had an awakening thought!
