I know real estate values are coming up and this loss could turn into a gain if we have some patience, but we're also afraid of the risks of holding a second property with costs of a wedding and a big down-payment coming up.

We the renters feel that though we do not want to move, we need to ASAP, so that we are not just sitting here waiting to get a 30 days notice as soon as the house sells in the middle of the holiday season when I am trying to plan a wedding and start a new job, and my fiance is struggling to get a business up and running.

However, we do not have the 20-25% down payment required for investment properties since we recently bought our own house and paid for our wedding.
