Personally, I would save my money, read and participate here on BP; pickup some good real estate reading for the Canadian market {Ask, I can send you a list}; take a course at a local university or community college; or attend a local real estate investors meeting such as those hosted by @Gary McGowan.

Each one has it's own set of what goes with the property and what does not per the type of sale you are participating in.

I'm curious of some ways we can structure the investment so we can split the down payment and any necessary capex, but I won't participate in paying the mortgage each month.

The benefit of the Roth treatment is the tax-free growth you can earn while keeping the money working in the retirement plan.If your goal is to purchase a property personally, a 401k participant loan may be a better route, assuming you have access to such.As a self employed realtor, you may wish to explore the idea of a Solo 401k plan.  

Many investors will accept lower yields for a share of a well maintained property, in appreciating areas, or if they can participate as limited partners and risk only their initial investment.
