i think it's because of the tremendous rise in home equity in the past 5 years.i used a HELOC to (1) help with a down payment on a short term loan, that I then paid back in full when I refinanced; and (2) to consolidate some higher interest debt, which I am now paying back by making extra payments against the principal since HELOCs are generally interest only for the first 5-10 years. 

I have also had instances, where the appraiser cut value tremendously. 

Find out what the going rate is for rent, increase it a bit for the shorter term and if they stay over 14 days, have a per day fee that escalates if they stay longer.They can always get short term rental to stay in and put their stuff in storage.I would NOT start any work until they are out.

I have a couple timeshares i bought at a tremendous discount.

but it's really, really tough right now as there is limited inventory, tremendous competition for deals, money is expensive, and good contractors are booked up.the equity in your home is an example of very expensive money. 

My question is - Bracebridge is experiencing issues for long term rentals for people looking to rent a 2 or 3 bedroom unit, and these are very scarce as prices to own escalate and property management for long term rentals is scarce also.

It’s not tremendously profitable but I collect a steady rent .
