A broker can hire licensed real estate sales people to work beneath them.You don't have to go to closings if you do not want to.  

However I try to stay out from beneath the house and not spend too much time looking at the stuff.  

Do your homework, know what you're going to say before you say it, rehearse if necessary, and know what the property is worth and what you're willing to offer, have a bottom line number that you won't go beneath. 

Here, not so much and informing the buyer via disclosures that you did a new roof leaving the existing one layer beneath is not going to be called by a home inspector.

A typical signature block  should list the LLC as the owner, and beneath that By: (signature) and beneath that printed name and title.   

FYI, my lease does require tenants to cover 50% of the laminate flooring with area rugs and padding beneath, but it hasn't seemed to help much.

What if I put the twin right up against the full and shimmed up the legs so that the top of the mattresses are the same height, and put a king size comforter on top along with 3 pillows?  

The rent cant go higher, the sales price cant go lower (asking price is  beneath current value by 10% - aka instant equity).

Maybe once I own about 10 rentals, I will start looking into forming a "holding" LLC with individual LLC's beneath it (this may be a tad different than a series LLC.
