The end goal is to have a piece of land with multiple houses: one for my growing family but also a home for my mother in law.My mother in law has agreed to foot the money on a new property/land up front and when ready we can buy land from her to build/develop etc. 

I would say it's more of a scam to offer a seller <70% on a property that needs $5k in material repairs  and flip it for 125% without stepping foot in the property.

But that's the 50k-foot perspective.I am local to you in CT - Middletown born and raised!

The foundation was already approved, permitted and finaled years ago for a 3400 sf house, and its solid and I won't be building directly on the overhang edge; but rather back away from the edge a few feet to prevent any load issues all the weight will be on the longer sides of the existing footing.

Watch a team of roofers come in and they can strip a roof and lay a new one in 10 hours.i had 3 guys dig a 12 x 6x 40 foot deep hole in a mostly sandy yard replace sewer line and refill in a day.

Blow in a resin-coated lining through the old pipe for $150 per linear foot.

Higher interest rates but it lets you get your foot in the game if you know what you are doing.

You must get a permit, drill holes in the bottom, demo the bondbeam down a foot or so, and then fill with compaction inspections along the way..... last time I checked it was about $10,000

Been trying to research and connect with trustworthy investors, but I feel as if everyone who contacts or post are out for themselves and really don't want to help others trying to get their foot in the door.
