Meeting the team personally has some value but I have worked with dozens of investors who have never been to Memphis and never meet me face to face. 

In-person networking and meetups are great for meeting people and connecting with others in the industry.

Getting plugged into the local investment network is huge—the Atlanta REIA is a good starting point, and meeting local agents and investors will help you understand the nuances of the market.
