Neighborhoods to invest in is a more subjective topic as that is often dependent on the type of investment you're interested in, your price point and even the type of tenants, if that's the route your going,  that you are trying to attract.

What is the value as of today, if placed on the market, subject to sales commissions, capital gain taxes, Depreciation recapture, etc.

This also includes any potential benefits for tax losses, no matter where they are sourced to.Given the property is in MO, it would also be subject to income tax reporting in that state, unless there are any exceptions to having a filing requirement there (I don't know MO rules off the top of my head).

I'd get a hot tub.

We're considering knocking down the carport and/or putting in another ADU, ideally a 2/1, to bring our comps to 6/3.Has anyone investigated or done this recently, and have advice on the subject?  

Took about half a year to learn how to walk, talk and even eat again, but bounced back to my love for real estate investing and the two things that transitioned me from just wholesaling to actually buying deals as an investor was creative finance and private money.Bought my first rental property in Easley, S.C. owner finance and one of my best rentals I still own today was bought subject-to! 

I'd suggest you ask as many questions as you can, there are a ton of people on here who are knowledgeable in many subjects.
