If you're looking to get a condo and you purchase on floor 3 or above, I would say Flood coverage is probably not necessary.Murrells Inlet has some great things to offer. 

Purchase price: $532,500 Cash invested: $106,500 I just bought a duplex on 3rd Ave on the Columbus side of Grandview and am planning on living in one side and renting out the other.  

For this particular duplex - upstairs flooring will come up - looking around $1500 for LVP installed.

You will also provide the whole amount if you plan on repaying the loan in full beforehand.  

I plan to wrap it as an exit strategy,  but assuming worst case scenario, If I were unable to make payments and foreclose, the seller takes the property but would my credit or record be okay?

Find others who are doing what you want to do and learn from them from a local perspective especially in the niche you're planning to pursue.

Charge the tenant for all cleaning and repairs required to return the rental to these same condition as it was given, minus ordinary wear-and-tear.You can't charge full price for a replacement appliance, flooring, or even paint.

Painting has started on the interior (Benjamin Moore - Smoke Embers in case you were curious), as has flooring and lighting.
