Honestly at this point it seems like all you lack is some education.

I also recommend you start looking for a professional property manager, at least until you educate yourself enough to run this solo.

After two years your only profit will be the education you gained. 

You seem to not want to take it as intended (to educate) and I am not sure it that is name calling or whatever it is.I do wish you would take the time this week to do the effort to properly estimate your maintenance/cap ex for a sustained hold. 

Offer to do his inspections for free in exchange for some education on how to find, analyze, and fund deals.
