One way to bypass the Probate hole is to put the properties in an intervivos revocable trust. 

A hole in the wall behind the stove-they can tape it up short term if it is really a problem.

My advice is to at the very least have *some* exposure to this emerging asset class and start to dig down the rabbit hole.

Because I have created a “hassle” situation for myself by going down the LLC rabbit hole I have separate LLCs and separate bank accounts.

The homebuilder could have figured it out how to maintain overall grading/drainage of the site, but it was more so needed to satisfy the City.  

And yes, I can still achieve this mark but I also have no interest in marketing that fact with a treasure map to flood my "honey-holes" with _-holes to just ruin it all....  

Where other people see a mud hole, you see a nice building pad.Key thing is you personally have to be creative.  

That doesn't happen when they have a fist-sized hole in their chest or head.
