Since you've had success in money raising I think personally you could pull that goal in of 100+ units much faster w/OPM since you have some experience and credibility in this area already as a property manager; and perhaps can find some partners to bolster those experiences when you start talking w/investors and lenders.

. $3000 ( or less ) ...this doesn't include an  loan fees   ( should you choose to pay them  or not ) ...you can  even have the loan priced so that the closing costs  are  paid by a lender credit  ( for a slightly higher rate ) ...closing costs are   appraisal / title ins / escrow fee/ recording / processing /  tax reg/  condo questionnaire / ....loan fees  can be chosen to be paid of not ..the higher the loan fee - the lower the rate you can obtain 2) the rate you use is very high for a 30 yr fixed rate ....more realistic rate  is in the  3.75% range 3) insurance - the lender  may or may not require homeowners insurance  in addition to the  insurance the HOA already carries   ( this  will vary from project to project so its best to  use this in your  budgeting ...if its  required a monthly amount of  $25-$40  is more realistic 4) Dues of $250  is low ...you might  bolster this  based on what you are looking at 5) Monthly  mortgage insurance  will  depend  on your  scores ....$208  is  high  assuming your  score and  qualifying ratios are in line 6) taxes  of $208 are  low ..but  just pay attention to  what you see out there

By selling the Rite Aid's that Walgreen's doesn't want anyways they are bolstering the position to the FTC that they will not create a monopoly with the approval of the acquisition.Will have to wait and see if the FTC goes for it.
