We take care of shrub and tree maintenance on all of our properties.Some of our SFH tenants hire a lawn care service and some mow and edge the lawn themselves.

Just to paint a picture when the owner rents a unit, he tells the tenant if anything breaks, its on them.The code violations include 45 tree with the top 15ft dead, sofa on driveway for 2 weeks plus, foliage overgrown at back of property. 

The neighbor brings construction and landscape expertise (lots of trees to come down!)

I don't mind paying tax at all, but a gross receipts tax is an outrage  ... actually, I think Americans complained about that once, something about a tea party.

Expect to kill at least one medium sized tree. 

Sounds to me like single tenant net leased properties would be your cup of tea (STNL).

I'm not looking to clear cut the land but ideally I would like to cull some of the weaker trees and allow the better hardwoods to grown and to plant more desirable trees.
