I would buy there in a heart beat if I did not have to deal with CA income taxes and TX property taxes eating at me from both ends.But if you do go down the buy and hold path, you need to put together a solid plan that will take the unit from cash flow negative to cash flow positive.

I work 12-hour shifts 5 days a week and also am busy with other things for, so I'm typically out of my house by 5:00 a.m. and I don't stumble back into the house until 8:30 p.m-9 ish where I usually cook a little bit to eat and then fall asleep .
