In PA because its is so $ss backward and tough to do I would think if you put the time in you probably score some decent deals.. but holy cow.. there are just easier places to work than there.

Once a couple of flips have been completed together and we have built that relationship, we typically just go to a 50 upfront 50 at completion type of deal more typical with homeowner work (Not required, but its usually easier for both sides or we just continue a pay as we go basis).

Whether you target higher-end areas like Midtown or more affordable neighborhoods like Frayser, there are opportunities to succeed in every price range.

These types of properties are easier to come by, often better priced, and can increase your overall rent for the property. 

I cant comment on how long that will take but a good RE attorney will expedite the process and you will learn a great deal on this property so the next transaction will be easier.
