You don't want to waste your time, your realtor's time, the other agent and the seller's time.To be honest, a no money down loan, either from a traditional bank or hard money lender is going to be challenging, if not impossible. 

If that's market rent, this deal is a no-go.

So, as in anything there are nuances that could make this a no-brainer, or a no-brainer.  

So instead of me getting a 20% off deal on a no money down deal, now i'm paying 30% out of pocket on a no discount. 

@James Debenham so there's a happy medium between an expensive broker with more than it sounds like you need and a no commission split broker with no support.  

They have to send me their POF.If they say "I have a cash investors / car buyers lined up" that's a no from me.
