As I see it, agents pound the pavement to get a listing--If I have one, without even having to get a license, why should I give it away.  

If you want to be good in this business you'll know your markets by personally pounding the pavement, or by having trusted team members doing it for you. 

Maybe there should be a surcharge for 300+ pound tenants...

Bonus applies to both. 179 to active businesses and never to schedule E except commercial HVAC.I hate to say it but penny wise pound foolish is coming to mind.

You may want to consider joining CREIANC which is the local real estate investors group in Asheville (  CREIANC (dot) ORG) - great group, great educational opportunities, and they have continued to pound away through Covid on Zoom.
