I know we have this with my group and they are typically area specific because most contractors, plumbers, painters, etc. don't like to drive too far.

Skilled labor is hard to find and expensive...Painters in my area are charging $85/hr and they stay busy....

Title search company, attorney, hvac, plumber, electrician, painter, sign, etc.
