Lan Nguyen Manufactured Home for cash flow in SoCal?

And betting on appreciation is risky because CA market is all time high.So I am checking out investment in Manufactured Home (MH) in SoCal areas like Cerritos, Anaheim, Irvine.The rent from my research shows that normal SFR in those areas for 3bds/2brs is approximate $2500k.The land lease for a MH with the same criteria is around $1200k - $1500k, and the house is usually 40k - 100k.If conservatively saying, if renting out a MH for $2000k (often it is cheaper than normal house) thenRent - (Mortgage + Maintenance)  - Land lease ≈ $300kSo would $300k cash flow is a right calculation, am I missing something, is there anything I need to watch out for when using MH as rentals?

I do not go to Portland without getting a dozen donuts from Tonalli's and some blueberry cornmeal cakes at Pine State, but I digress...No one here can tell you if that is a good deal or not- you have to decide what buying criteria work for your personal situation and act on that.

While the appreciation/speculation would be great icing on the cake this deal works without it.$90k rehab does sound like a lot for the area but I have it under contract for $87k a door which leaves me plenty of room for rehab.

Don't worry about picking "the right one path", you can't tell that ahead of time, you have to get started and reassess the path as you go, change course if needed.So if you want cake, how do you get it?

I do not want to invest on the sole concept of appreciation, but if it comes with the deal than that is the icing on the cake.

I new he was seek and even felt sorry for them until they just left the door open ,keys inside ,mess everywhere + fleas and bed bugs as the "icing on the cake ".There deposit will never be enough to pay cleaning cost, bugs exterminator, agent fees for rerenting.
