I probably spent more $ on buying tools I didn't own than I did on all the supplies needed to do the repairs. 

You might also have luck calling the local building supply houses - not Home Depot/Lowe's.

However the reality is that with current technology, there just isn't a good way to supply many more people. 

In the process of doing this BRRRR I had to deal with a broken water supply line at 6 am, a roofing contractor that didn't do a good job and left my roof leaking in various spots, and a call from my new tenants saying that the house was flooding because apparently, as we found out later, the plumber didn't weld the copper supply lines to the shower valve correctly and water was coming out from the wall.

Another way is to go to local supplying stores and talk to those that show up early in the day.

I understand there is a shortage of supply on the market in many of the areas but can we continue to see an increase in prices within the next 2-5 years and are these prices sustainable? 

Whole building is poorly ventilated, that's the first thing we'll address once under ownership.If it turns out my inspector was just a little too cautious (and boiler is in good shape), is it even possible to zone/sub-meter the boiler supply gas instead?
